Property Assessments

The Waukesha City Assessor’s Office is responsible for the discovery, listing, and valuation of all real estate and personal property within the City of Waukesha in a fair and equitable manner in accordance with state law. Wisconsin law requires that property assessments are valued based on fair market value, meaning the price a typical buyer would pay for the property. This is accomplished by considering what similar properties are selling for, the costs of replacing the property, income and expense a property may generate, and any other factors that may influence value. The Assessor does not create value, they interpret what is occurring in the real estate market. The Assessor does not establish tax rates or levies, they simply place a value on the property using industry standard techniques.

Notice of Assessment Notices

The City of Waukesha Assessor's Office will be sending out assessment notices on Friday, May 3, 2024. Not every property owner will receive an assessment notice in 2024 since it is a maintenance year.

Special Assessment Letters

The City of Waukesha provides Special Assessment letters for parcels within the City. Special Assessment letters are usually needed at property sales (closings) and/or at mortgage refinancing closings.

How to Request a Special Assessment

Requests for special assessments must be made in writing or in-person at the City of Waukesha Clerk-Treasurer's Office. Requests may be mailed to:

Fees

Fees are required at the time you request the assessment. Requests made without payment will not be processed until payment is received. Please make all checks payable to City of Waukesha.

  • $25 - Standard Assessment (mailed 3-5 business days from date request is received)
  • $50 - Rush Assessment (emailed within 48 hours from date request is received)
